Manufacturing and Installation
Asphalt shingles begin their life cycle after they’re cut and packed at the factory. The sealed packaging helps minimize exposure to oxygen and helps keep the shingles fresh until ready to install. This is why roofers use fresh asphalt shingles when installing the new roof. It’s far easier to keep track of the roof’s age and its condition when all the shingles were made from the same batch.
The first few months after roof install is when the roof “cures”. During this period, the roof develops a durable outer layer as the adhesive and asphalt shingles bond. A few loose granules may come loose from the roof, but this is normal. They become “stable” after a few days.
The First 10 Years
The first 10 years after installation is what some in the industry call the “incipient stage”. This is the period where the roof will be in its best condition. This is also the period where the quality of the material and the contractor’s workmanship will be put to the test.
During this period, you should not miss a scheduled maintenance appointment, as it can help prolong your roof’s service life. In the event that roofing problems do develop, your roof should still be well within its warranty coverage, both manufacturer and workmanship.
Later Years
During the final third of a roof’s life span, you will begin to see signs of aging. This includes cracking on the surface, as well as indicators of stress caused by high winds. Asphalt shingles that are nearing the end of their service life will appear to be cupping or curling. “Bald” spots will be more apparent where granules are worn out. Parts of the roof may also start falling off. By this time, you will need to look into getting a new roof, as repairs won’t be as practical.
