Beyond Leaks: 4 Signs of Water Damage on Your Roof

Leaks are but one of many signs of moisture damage on a residential roof. Knowing all kinds of moisture damage on your roof will let you take corrective action before the problem could get worse. 1. Water Stains — Water stains or spotting is commonly found on the ceiling and interior walls and are clear indicators of moisture intrusion. They appear at the later stages of water intrusion, which means, by the time you see water stains, water damage has already occurred in parts out of sight. The longer the stains remain without the care of a roofer, the greater the damage will get.

2. Spongy Decking — Wood tends to become softer the more moisture it absorbs. Unless there is foam insulation installed directly underneath the roof deck, you should be able to inspect it for moisture damage. Decking made from OSB (oriented strand board) or MDF (medium-density fiberboard) would be lumpy or spongy from moisture absorption, while the laminated layers on plywood might come apart. Roof repair has to be performed to prevent further damage to other parts of the roof.

3. Mold — Mold thrives in dark and humid areas, such as attics where moisture has already made its way in. Mold spores make their way into ventilation ducts and spread throughout the house. In addition to the foul odor and unsightly spots, mold poses a threat to you and your family’s health. It has been known to trigger allergies and respiratory problems. The presence of mold in the attic or on the ceiling indicates moisture damage, which should be addressed by roofing professionals.

4. Corrosion — The roof is held together by metal fasteners. Direct contact with moisture can result in accelerated corrosion, the signs of which include rust on and around the nailheads. They can leave rusty streaks on structural support components or even trickle into your home. Taking preventive measures such as performing regular roofing inspections, is better over waiting for this—or any of the signs described above, for that matter—to manifest.
